48 Newly Constructed Permanent Supportive Housing Units
Nelson Community Partners worked with VMC so that this project would not need to carry any permanent debt. These financing sources included LIHTCs, multiple grants, project-based vouchers, and a 30-year payment in lieu of taxes (PILOT).

38 Rehabbed Project-Based Section 8 Units
Nelson Community Partners was able to secure 9% LIHTCs through THDA in 2019 for the extensive rehab of this 1980s property. The project was made possible by a PILOT from the local industrial development board as well as a HUD debt assignment to Woodbine Community Organization.
Sycamores Terrace | Emerald Housing Partners | Nashville, Tenn.
128 Affordable Senior Housing Units
NCP worked in partnership with Emerald Housing Partners on renovating a 128-unit, less-than-60 percent occupied market-rate independent living facility with significant capital needs. Through the use of Low Income Housing and Renewable Energy Tax Credits, we were able to invest more than $5 million in rehab, adding solar power generation and reducing rents by over $1,000/month for the older adult households who lived there.

78 Affordable Senior Housing Units
Cleveland Court is a new construction project for extremely low-income seniors and those living with disabilities. In partnership with the City of Cleveland, this development process replaced a functionally obsolete downtown apartment complex (that was once a historic hotel), and created a new development with much better amenities nearby, and allowed the city to revitalize its downtown core while also improving housing for some of Cleveland’s least well-off residents.
This project was facilitated by the Tennessee Housing Trust Fund, National Housing Trust Fund, Federal Home Loan Bank of Atlanta Affordable Housing Program, City of Cleveland, and Low Income Housing Tax Credits.
Pro-Housing | Project Return | Nashville, Tenn.
27 Permanent Homes For Those Returning From Incarceration
Nelson Community Partners worked with Project Return to establish a permanent housing program for formerly incarcerated Nashvillians who were having difficulty finding housing. Using the Community Investment Tax Credit program, as well as THDA and Barnes Fund grant programs, Project Return has been able to purchase scattered-site, small multifamily properties across Nashville to help remove a key obstacle for Project Return participants.
Since the program was established in 2017, it has been recognized locally and nationally for its innovative approach to providing housing for individuals otherwise excluded from the city’s housing market.

330-Unit Mixed-Use/Mixed-Income Development
Nelson Community Partners was responsible for structuring the financing for this unique mixed-income, mixed-use $123 million development. In order to meet all of the financing and stakeholder requirements, the project utilized four different sources of debt and both Low Income Housing Tax Credit and conventional equity.
445 Park Commons will serve as a model for future developments in Nashville that seek to provide mixed-income, high-quality housing in urban locations. NCP worked with numerous debt and equity partners to find the optimal financing structure for this first-of-its-kind development in Nashville.

60 Affordable Units for Families
Jackson Station creates 60 units of affordable housing for seniors in one of the fastest growing areas of the Nashville region. This project was financed using Low Income Housing Tax Credits and Community Investment Tax Credit debt.

58 Permanent Supportive Housing Units, 30 Workforce Housing Units for Families
Callahan is creating a housing first option for Knoxvillian’s experiencing chronic homelessness, as well as creating more traditional affordable housing for families. This innovative approach has won the support of the City of Knoxville, the Tennessee Housing Development Agency, and many others. It will begin construction in the summer of 2023.

Client Choice Food Pantry, Social Service Center, and 80 Affordable Units for Older Adults
Inspiritus Senior Housing, adjacent to downtown Nashville, has received an award from the Barnes Fund for Affordable Housing. It will be home to a client-choice food pantry, art therapy classes, and a wide array of social services for community members and residents alike.
